Cost Management

Cost Management is a highly effective process that provides cost control, ensures that the Owner’s interests are represented throughout the design process, and allows the project to be delivered within budget.

Working closely with the Owner and Design Team, Palacio Collaborative has added as much as 20% to the value of the project (or conversely, kept the project scope/quality from being needlessly reduced by 20%).

Conceptual Cost Modeling

To assist the Owner and Design Team in developing accurate project budgets and initiate a successful Target Value Design process, it is recommended to develop a conceptual cost model during the programming or pre-design phase.

Palacio Collaborative developed a proprietary tool, Genesys®, to help with this process. With as little as a building program and site parameters, our tool is able to study a myriad of program, scope, finish, and quality alternatives to quickly show the cost impact, most of which can be done in real-time.

Estimate Review & Reconciliation

The Estimate Review & Reconciliation process is used with the CM-at-risk or design-build delivery methods to better ensure that the parallel estimates are fairly and accurately representing the design intent. At each design phase we will review, compare and reconcile our estimate with that of the contractor. The reconciliation process focuses on scope of work, finish level and pricing.

With our collaborative approach, expertise, and attention to detail, Palacio Collaborative often adds +/-10% value to the project, or conversely keeps the project’s scope and quality level from being needlessly reduced by +/-10%, resulting in a budget-compliant project with maximized scope and design quality.

Value Engineering

Value Engineering is a process by which the project team works to provide a design that maximizes value to the Owner. This collaborative effort may start as early as the programming/conceptual phase where programmatic or building material options are studies to determine which options best meet the Owner’s goals while still maintaining budget compliance.

Palacio Collaborative assists the team in developing the list of value engineering options as well as provide accurate and timely pricing to assist the Owner in making informed decisions.
